Surrounding space is currently experiencing transformation from a predominantly production and warehouse area to higher systems of spatial use. The new programme draws the entire city area closer to downtown urban zones. A business volume to the north and a series of retail spaces along the street allow for quieter residential programmes to develop in the middle, in quiet green areas along the channel. Three low apartment volumes open their surrounding spaces to the south, establishing a relation with existing residential areas across the channel. Facades, divided into narrow strips of large scale ceramics, fold gently towards the eastern - stone urban elevations.
